Maximum CBD building height may be on the rise by one floor

A recommendation is being made to increase the maximum building height by one floor in parts of Merimbula’s CBD.

A business paper about a review on the issue will be presented to next week’s Bega Valley Shire Council meeting seeking an order to develop a formal plan on the issue.

Council planning staffer Derek Van Bracht said it follows a review which included current zonings, hazards, topography, and views.

“Club Sapphire south through Main Street, to Merimbula Drive, west out to Sapphire Coast Drive, parts of Market Street down to Beach Street is the study scope of the project,” Mr Van Bracht said.

“Existing levels of development in Merimbula’s CBD are currently quite low compared to the existing height controls,” he said.

“The review generally is proposing an increase of mostly one storey within some parts of the CBD.

“There are minor changes proposed for front setbacks only to try and maximise development flexibility.”
